The Historic Heritage Residence of Domus Socolatae

An Elegant Heritage Residence in the Heart of Follonica

Historic residence Domus seen from outside

Domus Socolatae is far more than a historic residence; it is a sentinel of time overlooking the Maremma coast.
Nestled in the heart of Follonica, surrounded by vibrant blooms and centuries-old trees, the villa is an authentic Liberty-style jewel. It shares its architectural DNA with the nearby “Church of Iron,” the historic Factory City, and the majestic Palace of Grand Duke Leopold II of Lorraine.

Modern Follonica was born here, amidst ornate cast-iron gates and ancient Etruscan echoes. It was Grand Duke Leopold II—affectionately nicknamed “Canapone” by the locals—who chose these shores to spend his summers with his wife, Maria Anna Carolina of Saxony. The “Factory Village” was the fruit of his enlightened vision, designed by the genius of engineer Manetti and architect Reishammer upon a 16th-century foundation.
Staying at Domus Socolatae means walking the same paths as royalty, enveloped in the same light that inspired the visionary masters of the Tuscan 19th century.

The Historical Roots of the Residence

The very ground upon which Domus Socolatae Residenza d’Epoca stands holds a captivating story, unearthed through meticulous research conducted by Professor Claudio Casini at the Follonica Historical Archives. To look at the 19th-century archival maps is to see the birth of modern Follonica: an ambitious urban vision championed by Grand Duke Leopold II of Tuscany and brought to life by the master engineer Alessandro Manetti. It was within this grand historical design that Bernardo Cipolli stepped forward in 1933, submitting the formal plans to erect this estate. Completed in 1934, the villa instantly became a defining landmark of the city’s modern architecture.

Today, this boutique residence serves as a living sanctuary for that golden era. It invites discerning travelers to step back in time, welcoming them into an exquisite world where rich history, timeless elegance, and absolute authenticity meet every single day.

This is the villa where even the Grand Duke would choose to stay today.
And where you truly can.
